The question this issue poses
FY26 profit after tax rose from ₹49.74 Cr to ₹173.76 Cr, but the ₹203.76 Cr of profit before tax that produced it included a ₹104.92 Cr exceptional gain on the sale of a hostel undertaking, and profit before exceptional items and tax grew only 9.46%, so the question this ₹2,100 Cr issue posed at ₹362 was whether a balance sheet carrying ₹4,120.53 Cr of borrowings against ₹956.29 Cr of net worth can keep buying campuses faster than its interest bill grows.

IPOVista score
Real growth, demanding price
85% of the scoring model was backed by disclosed data for Elevate Campuses, giving medium confidence. Weights for anything missing were redistributed rather than scored as zero.
Below the line: market sentiment. Capped at 8 of 100 points so a hot grey market can tilt a score but never carry one.

The company
Founded 2005 · Mumbai, Maharashtra · 460 employees · part of Hillhouse Investment, through its real assets strategy Rava Partners
Elevate Campuses owns, operates and manages student accommodation on the campuses of Indian higher education institutions, and owns two K-12 school properties in Dubai. It trades under the "Good Host Spaces" and "ScholarZ" brands, and was itself called Good Host Spaces Limited until a rebranding in September 2025. The portfolio splits in two. The Owned Portfolio is seven student accommodation campuses holding 20,368 beds across six Indian cities as at 31 March 2026, plus the two Dubai schools - Hartland International School and the North London Collegiate School - acquired from fellow subsidiaries of the promoters in September 2025. The Managed Portfolio is 14 campuses and 55,487 beds run under management contracts of typically up to five years. Together the company reported 78,542 beds as at 15 June 2026 and capacity for 80,255 students across 15 Indian cities and one UAE city. Its counterparties are the institutions rather than the students: several campuses of Manipal Academy of Higher Education, Manipal University Jaipur, O.P. Jindal Global University at Sonipat, Shoolini University and others, of which the RHP says 15 of the 19 institutions in the two portfolios hold a NAAC A rating or better. It had 460 permanent employees, 154 fixed-term contract employees and 708 contract labourers at 31 March 2026. The company is wholly owned before the issue by two Singapore entities, Genius Bidco Holdings and Genius Rajkot Investment Holdings, which sit under funds of Hillhouse Investment through its real assets arm Rava Partners.
A property owner that charges institutions, not a hostel operator that charges students. For the Owned Portfolio the company signs long-term contracts with the institution carrying minimum occupancy guarantees - a blended guarantee of approximately 87.55% as at 31 March 2026, excluding the County and Woodstock assets - together with contractual escalations, so revenue arrives as lease rental and finance-lease interest rather than as room-by-room letting risk. The Dubai schools are leased to operators on a triple-net basis, where the operator carries maintenance, property taxes, building insurance and approvals. The Managed Portfolio adds an asset-light fee layer on buildings the company does not own. The result is an unusually heavy and unusually profitable-looking set of accounts: total income grew at a disclosed 29.00% CAGR from ₹362.61 Cr in FY24 to ₹603.39 Cr in FY26, and the issuer's own EBITDA measure reached a 90.32% EBITDA margin in FY26 - but that measure is struck on total income and includes a ₹109.44 Cr one-off gain on the sale of the T.A. Pai Management Institute hostel undertaking. Stripping exceptional items out, the issuer's own margin on earnings before interest, tax, depreciation, amortisation and exceptional items was 72.93% in FY26 against 67.76% in FY25 and 63.48% in FY24. The weight sits below that line: finance costs alone took 39.63% of total income in FY26 against 30.12% in FY24, total borrowings reached ₹4,120.53 Cr against net worth of ₹956.29 Cr, and profit before exceptional items and tax grew only 9.46%, from ₹90.30 Cr to ₹98.84 Cr. Growth to date has been bought - ₹24,245.25 million of property and investment property purchases and ₹7,209.34 million of business combinations in FY26 alone - and funded by ₹19,222.94 million of new borrowing and ₹10,500.00 million of convertible debentures subscribed by the promoter.
What makes it hard to copy
Being the incumbent on the campus. The RHP's commissioned CBRE report puts the 78,542-bed portfolio at approximately 2.1 times the capacity of the next largest professionally managed student accommodation player and approximately 6.2 times the third largest. Contracts run long and carry minimum occupancy guarantees - a blended approximately 87.55% across the guaranteed owned assets - and once inside a campus the company has been able to expand within it, going from 5,575 to 7,988 owned beds at O.P. Jindal Global University between 2020 and 2026 and adding 2,446 managed beds there from nil. Against that, the same report notes the company serves approximately 0.85% of a 12.66 million student addressable market, so the position is a large share of a small formal sector rather than a share of the whole.

Work it out
Three calculations, each stating the assumption it rests on.
Shares are applied for in whole lots at the cut-off price. The full amount is blocked in your bank account under ASBA, not debited, until allotment.
One lot is 41 shares at ₹14,842. Retail applications are capped at ₹2,00,000, which allows up to 13 lots here — apply for more and you are bidding as a non-institutional investor instead.
When the retail category is oversubscribed, SEBI requires a lottery for the minimum lot. Every application has the same chance, whatever its size.
Retail subscription figures are not available yet, so there is nothing to estimate from.
This issue has listed, so there is a real number instead of a prediction. The grey-market premium is shown beside it for comparison.

The paperwork
How these figures were checked
Reconciled to Elevate Campuses's own prospectus and to exchange disclosures, then cross-checked against 9 other independently published compilations of the same filing. Where a stated ratio disagreed with the line items it should come from, the disagreement was settled against the prospectus itself.
The prospectus is the authoritative document. Check anything that matters against it before you act.
